Tips for a Successful Closing

1.  Sixty days prior to closing you will receive a letter from your Loan Officer and Processor with details on the items we need to complete your loan. Please return these items to us as early as possible.

2.
  Begin shopping for homeowner’s insurance at least sixty days prior to closing and make your decision on an insurance company thirty days prior to closing. Provide the name and phone number of your insurance agent as soon as you have made a decision.

3.
  Remember that we have to verify that your earnest money checks have cleared through your bank. Keep the canceled checks or bank statements showing when these funds cleared.

4.  Occasionally, we have to verify information from previous bank account statements or pay check stubs such as large deposits or bonus checks. Save all of these items during the loan process as well as the paper trails on any deposits that are not income, such as tax refunds or 401k loans.

5.
  When you pack, remember to keep all financial information in a convenient place. Do not put this information in storage or let movers take it.

6.  The cashier’s check (or wired funds) for closing should be made out to the title company. Typically, you will receive your final closing figures from the title company 48 hours prior to your closing. If the title company does not have your final closing figure when you are ready to get the cashier’s check, we can give you an estimated amount for closing. If the amount on your check is not enough, you may write a personal check up to $1500 for the difference. If the amount on your check is too high, the title company will reimburse you for the difference.
